• Look for the drip edge. DuraFlex OEM crowns include a formed drip edge underneath; aftermarket equivalents sometimes skip this to cut cost, and water runs straight down the brick.

• Visible cracks wider than 1/8 inch, or any crack that runs to the flue edge. Hairline surface cracks are normal; cracks that reach the liner opening create a direct water path. We measure these with a feeler gauge during inspection, not by eye.

There’s a safe middle ground here, and then there’s where DIY goes wrong.

What you can safely check from the ground: crown overhang (binoculars), obvious missing chunks, debris buildup that traps water. What you cannot safely evaluate: whether cracks are surface-only or structural, whether the DuraFlex collar seal is intact, whether the flue liner below has been compromised by water intrusion. That requires a camera inspection and roof access.

The actual crown work involves working at height on a masonry surface that may be structurally compromised. We’ve seen homeowners patch a crown with hardware-store sealant, only to trap water inside that accelerated the delamination. We’ve also seen attempted crown pours that sloped toward the flue instead of away from it, which is worse than no crown at all.
